Country Heights Holdings Bhd is proving that its Mines Waterfront Business Park
in Seri Kembangan, Selangor, is appealing as a commercial address.
With two months to go before its second phase is launched in October, it has not only secured some sales but is currently in negotiation with local and foreign parties
interested in making enbloc purchases.
To be developed by subsidiary Mines Waterfront Business Park Sdn Bhd (MWBP), the
second phase will take shape on 5.66 acres beside the existing 6.86-acre phase one.
According to MWBP head of sales and marketing Vincent Chew, it will comprise a 14-storey
building with 66,000sq ft of space named Prairie and a 19-storey block with 106,000sq
ft called Bay.
Indicatively priced at RM600psf, the two blocks will offer 9,000sq ft of lettable
space on each floor, which can be subdivided into four units of 2,250sq ft.
Chew said the fact that the business park’s first phase is currently 98 per cent
occupied with corporate tenants such as Astro, EMI, Hitachi, Mynic and Sumitumo
is boosting buyer’s confidence in the second phase.
"In the present scenario of rising material prices, buyers also feel it is timely
to buy now before developers increase their prices."
He added that soaring material prices could result in lower supply of commercial
properties as developers become more cautious about launching new projects, although
demand would continue to grow.
As a result, property seekers will be quick to snap up units in developments with
appealing concepts and in good locations.
"Other than offering a signature office address with views of the 150-acre Mines
lake and golf course, the business park’s facilities will include 24-hour security
and CCTV monitoring, a card access system, four lifts in each block, individual
air-conditioning systems as well as alfresco dining outlets on the ground floor
for workers’ convenience," Chew said.
Additionally, the second phase will provide over 700 car-parking bays. "We target
to start construction in the next three to six months," he said.
When completed, the Mines Waterfront Business Park will sit on 12.52 acres within
the Mines Lake area, which also features country homes and
an 18-hole golf course.
The site is accessible from Kuala Lumpur City Centre via the Sungei Besi Highway
and is connected to Putrajaya and Cyberjaya via the North-South Highway.
