Puchong is fast developing into a hotspot for both commercial and residential properties. The Zest @ Kinrara 9 is a new addition to the attractions. A 5.6 acres prestigious commercial development at Kinrara 9 it comprises of shop office and retail lots, located near the recently-completed Bukit Jalil Paragon Heights and the Kinrara Golf Club. Built on a freehold land, each the project is expected to be complete in 2011. Listing price for each lot ranges between RM1,760,000 till RM2,300,000 per unit.
Location

It may not boast a magnificent view, but The Zest @ Kinrara 9 will certainly have a nice view, being next to the Kinrara golf course. Going by its namesake, it is indeed a place full of zest. Part of Bandar Kinrara 9, it is a mere 5-10 minutes drive to Subang Jaya, Petaling Jaya and Shah Alam; only 20 minutes drive to KL and KLCC; and a stone-throw’s distance to Sri Petaling and Bukit Jalil. According to its location map, it is indeed smack in the middle of a huge residential area containing a few high-end residential as well: Paragon Heights, Taman Bukit Kinrara and Puncak Kinrara. Other landmarks nearby includes a Giant Mall nearby, and the newly-proposed Kinrara STAR Line just a few minutes walk away.
Developer
The developer for the job is Darul Dinasti Snd. Bhd. The company itself is part of the Trinity Towers Snd. Bhd. (TTSB), which provided various development-rated services, including property development, management, and the Government Privatization Program. It is incorporated in year 2004, and is currently focused on property development and investment. Previous and current projects include The Heron Residency, a 5-Star residential project, and the PT19 residential development project.
Specialties
For a shop and office building, accessibility is important. The Zest is a strategic location, accessible by a crisscross of Highways and main roads, such as the LDP, the Federal Highway, the KESAS, the KL-Seremban Highway and the Sg. Besi Highway. Sitting within the mass of residential area with little competition, plus accessibility means having a stable flow of customers and workers to maintain profit and functionality, and the proposed Kinrara Link from Sg. Besi Line, just walking distance from the Zest itself, will further boost its potential, in business owners’ and investors’ view. Aside from that, another selling point of Zest is its vigilant security and its prestigious design and image, which high-end consumers (upper-middle class with huge spending ability) will find it appealing; business operators assuring. Bumiputra investors will like its 5% discount.
Drawbacks
There are some minor flaws regarding its location. One being the lack of public transports; not a problem for its high-end target audience, but is a hassle for the employees and workers, considering that few of them will be living in the high-end Kinrara area. The relatively high unit prices will make some investors to think twice; it will be too much of a risk should their investment fail. Other than that, factors such as population migration and economic situation in the years to come will have an impact on it as well.
Conclusion
Right now, it is still too early to conclude if the project is a success or not. With a strategic location, an attractive design for the target audience, and rectifying its minor flaws, The Zest is set on its path on being a prestigious landmark in Kinrara.
